Metro Vancouver regional DCCs for multiplexes
Metro Vancouver charges three regional DCCs on top of each member city's own: water, liquid waste (sewer) and parkland. Cities collect them at permit and pass them on. Current rates apply from 2026-07-24.
| Per unit | Lot (2 to 3 units) | Townhouse | Apartment |
|---|---|---|---|
| Water | $10,952 | $9,839 | $6,791 |
| Sewer, VSA | $10,498 | $9,593 | $6,298 |
| Sewer, NSSA | $9,760 | $8,996 | $6,005 |
| Sewer, FSA | $11,443 | $10,015 | $7,302 |
| Sewer, LIWSA | $5,683 | $4,927 | $3,516 |
| Parkland | $491 | $442 | $303 |
| TransLink | n/a | $2,837 | $1,774 |
Sewer rates depend on the sewerage area: Vancouver (VSA), North Shore (NSSA), Fraser (FSA) and Lulu Island West (LIWSA, Richmond). Each city page shows which one applies.
Metro Vancouver lot-unit total in the Vancouver Sewerage Area is $21,941 from July 24, 2026 (water $10,952 + sewer $10,498 + parkland $491), verified on the official page. Townhouse VSA total is $19,874 and apartment $13,392. Draft 2028 to 2030 framework would charge multiplexes (3+ units) the apartment rate per unit and duplexes the townhouse rate; not yet adopted.
Fraser Valley cities (Abbotsford, Chilliwack, Mission) pay none of these. That is why Chilliwack prices a 4-plex at $126,992 while Coquitlam is at $377,458.
