How it works

Pick the city and the building. Multiplex, townhouse or apartment, unit count and average size. Lot size and build cost are optional.

We apply the published rates. City DCC, regional DCCs, TransLink, school site, amenity and permit fees, each from its bylaw or rate page.

You get a fee schedule. Every line shows the amount, the bylaw, the effective date and whether we have verified it. Unpriced lines are flagged, not guessed.

Method and limits

Who it is for

  • Builders sizing up a lot for a 4-plex or 6-plex
  • Buyers checking whether a multiplex pencils before they write an offer
  • Lenders and appraisers who need a sourced number for soft costs
  • Realtors answering "what will the city charge?"

Not for final permit budgets. The city sets the number you pay.

Cheapest and priciest, 4-plex per unit

4 units of 1,100 sq ft on a 6,000 sq ft lot. Priced lines only.
