PlexFees is an independent website that estimates one-time development fees for multiplexes in 19 Metro Vancouver and Fraser Valley cities. It is not affiliated with any government. Rates checked 2026-10-16.

Key facts

• A sample 4-plex (four 1,100 sq ft units on a 6,000 sq ft lot) pays $126,992 in one-time fees in Chilliwack and $377,458 in Coquitlam.
• The median across the 19 cities is $53,186 a unit.
• Metro Vancouver cities average $62,482 a unit and Fraser Valley cities $39,184. Fraser Valley cities pay no Metro Vancouver or TransLink DCCs.
• 111 of 128 priced lines are verified against the official bylaw or rate page. Lines without a confirmed rate are left out of the totals, so cities with unpriced lines look cheaper than they are.
